How do you save for a house down payment? The plan that turns your goal into months

Set a realistic target amount

A down payment is not just 20-25% of the price: closing costs, appraisal, agent commission, mandatory home insurance and a moving + furnishing budget must all be added to the target. When you write the goal down, think "keys-in-hand down payment" — the total cash you need.

Once the amount is set, converting it into months takes a single formula: target ÷ monthly saving = number of months. The formula also runs backwards: it shows the monthly amount your target date requires, which you then compare against your budget.

Entrust the saving to a system

Down payment savings are built by standing order, not by willpower: on the day your salary lands, an automatic transfer moves money to a separate account, and what remains appears as spendable money. "I save whatever is left at the end of the month" does not work statistically.

Where the account looks spendable, the saving melts too. A term deposit or a money product yielding above inflation both protects the money and makes it harder to touch. Down payment money is never held in a volatile asset like stocks: a drop arriving 2 months before the goal wrecks the plan.

Run both branches together

The only lever that shortens the timeline is not saving alone but two-sided movement: on the expense branch, a shared home or lower rent bands; on the income branch, extra earnings and bonuses. The monthly contribution of both branches shortens the duration directly.

As you approach the goal, securing the savings becomes a must: not exposing the portfolio to volatility in the last 12 months carries the plan to the finish line. Early-year saving can lean toward returns; final-year saving should lean toward protection.

See the number of months in the simulation

In Shoralis, enter the down payment as a goal: write the target amount, your current savings and your monthly investment decision. See on the line in which month the goal fills — and how many months the same date slips in the pessimistic scenario.

Repeat the experiment of raising the monthly amount: how many months does an extra 500 units of saving cut? Once you see the answer, the small sacrifices in your budget start to show their real payoff.
